Concept plans pack into a single document a lot of answers to interrelated questions such as budget, brief, site and planning restrictions, comfort, functionality, sustainability and aesthetics. We make our design services affordable and fuss-free so there is no more excuse to ask the builder to do the design for you!

We commonly prepare concept drawings for the following situations:

New home design

Good design concepts are critical to creating good homes as so many features, whether tangible or intangible, are locked in after that point. Concept plans are the best possible tools to set a new project on the right tracks.

Renovation design

Our first step is to help clients clarify their needs, ideas and budget, as homes come in all shapes and sizes and it is difficult for non-design professionals to know where to start. Concept plans are the result of a creative process aimed at integrating all of the above into an attractive design of low environmental impact.

Master plan

It is not uncommon for clients to want to stage improvements so that expenses can be staged as well. If this is the case, we can provide a master plan or final vision which can guide the clients’ building efforts for some years, while articulating successive intermediate stages.

 

Design process, deliverables

Our initial meeting with clients is designed to clarify their brief and collect site information. We return a few weeks later to present the proposed design and discuss the next steps of the process with them, including the permits that may be required. We also discuss the construction methods and materials that would be best to use for the project and introduce our Green Home Building Guide, a well-researched information booklet about sustainable materials and their suppliers. This ensures that the best possible choices are made through the documentation and construction process and that clients, while improving their own living environment, are empowered to make the difference they wish to make for the natural environment.

Design deliverables for new homes include: proposed floor plans in context with the site, elevations drawings, one or two cross-sections and our Green Home Building Guide. Design deliverables for renovations and extensions include the existing floor plan, a proposed floor plan, one or two significant elevations, a site plan where relevant to the project and our Green Home Building Guide.

Concept plans for a new home:

We determine during our first visit which fee category the project falls into, depending on its size and complexity.

Design revisions can be drawn for a fixed fee if required. This is otherwise a normal part of the second stage of the design process, Design Development (see Complete Service).

Our policy

Our fees all include GST.

Concept plans are payable by cheque or cash on the day of presentation.
